The first step is making sure you are financially prepared to compete. 2. Beginning the Search

Once preapproved, we begin the search with intention. Once the offer is submitted, I negotiate on your behalf with a clear understanding of both market realities and human dynamics. 7. Home Inspection

After acceptance, the home inspection is one of the most important opportunities to understand the property more fully. Once the inspection phase is resolved, we move toward signing the Purchase & Sale Agreement. I work closely with your attorney, lender, and the listing side to keep all deadlines on track and ensure the transaction is progressing cleanly. I stay involved as you compare options, review timelines, and make the important decision about when to lock your rate. 10. Appraisal & Loan Approval

If you are financing your purchase, the appraisal and final mortgage approval are major milestones. I monitor these steps closely, communicate with your lender and attorney, and stay alert to any issues that could affect value, timing, or approval. This is one of the places where my sheep dog approach matters most: calm, steady guidance for you, and constant vigilance behind the scenes.

11. Home Insurance & Final Preparations

As closing approaches, I help ensure all remaining details are lined up, including securing homeowner’s insurance, confirming utility arrangements, and preparing for the final walk-through. My goal is to make sure you feel ready, organized, and informed, rather than rushed at the finish line.

12. Final Walk-Through

The final walk-through is your opportunity to confirm that the property is in the agreed-upon condition before closing. I attend with a careful eye, making sure agreed repairs have been addressed where applicable, included items remain in place, and the home is ready for transfer. Even at this late stage, details matter.

13. Closing Day

On closing day, I coordinate closely with your attorney, lender, and all parties involved to help the process feel seamless and well managed. My role is to keep communication clear, help resolve last-minute questions quickly, and make sure the many moving parts come together as they should so you can focus on the excitement of getting the keys.

14. Post-Closing Support

My service does not end at the closing table. I remain here to help you settle in and connect you with the best local professionals, from plumbers and electricians to painters, contractors, landscapers, and other trusted service providers. A good real estate relationship should extend beyond the transaction itself, and I take pride in being a resource long after the purchase is complete.

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
